  • Will Profriends be the one to apply for the buyer’s electrical application?

Buyers are responsible for applying for water and electrical connections for their units with the respective service providers through the BuyAni Business Center. In addition, BuyAni offers a convenient online payment feature within their app for recurring association dues and water bill payments.

  • What will be the source of electricity?

Electricity will be provided by Meralco.

  • What will be the source of water?

The water provider for the entire Westwind development is Aqualink.

  • Will Profriends be the one to apply for the buyer’s water application?

Buyers are responsible for applying for water connections for their units with the respective service providers through the BuyAni Business Center. In addition, BuyAni offers a convenient online payment feature within their app for recurring association dues and water bill payments.

BUILDING FEATURES

  • Do we allow construction and improvements on combinable units before the handover process?

No units shall be renovated prior to the turnover. Owners shall first submit their plans to the Home Improvement Contract Division (HICD) for approval before any adjustments are made.

Specifically for Cluster A Building 2 offerings, turnover of units will be complete with the wall partitions. Unit owners of identified combinable units will be allowed to renovate and combine their units, subject to the approval of the Condo Corporation.

  • What are the safety and security measures in place?

There will be closed-circuit television (CCTV) or security cameras in common areas, complemented by dedicated security teams for each cluster. Additionally, key card access will be required at the lobby of each building, and roving guards will patrol the entire vicinity of the development.

  • What are the sizes and depths of the adult and kiddie swimming pools?

The adult pool maintains a depth of 4 feet, while the kiddie pool is designed as a wading pool. Both swimming pools within the clubhouse are accessible to all Westwind residents.

  • What are the sizes of the following common areas for cluster a building 1 and 2?

Hallways, 1.5m wide, 2.4m high

Cluster A, building 1 elevator: maximum of 16 pax capacity

  • How many drying cages are there per building?

For Cluster A Building 1 and 2, there will be 10 drying cages each available for use on a first-come first-served basis.

  • What is the parking ratio?

The parking ratio is approximately 1:5. Official slot assignments for each building will be released together with the price list. Guidelines for purchasing parking units will be announced upon the opening of unit reservations.

  • Will there be a designated parking slot for unit owners, visitors, and users of commercial or open spaces?

Yes, parking slots will be available for purchase by unit buyers. The final parking floor plan will be released with the price list as soon as available. There will be a designated parking slots for buyers, visitors and retail space customers.

  • What are the allowed commercial uses of the residential units?

  • Are pets allowed in Westwind?

Yes, Westwind is a pet-friendly community. Designated pet littering areas will be provided, along with guidelines that all pet owners must follow.

A maximum of two (2) pets (of any combination) will be allowed but subject to registration and approval before move-in. Permitted pets height and weight are as follows:

  • Cats and/or small breed dogs less than 25lbs in weight and with anti-rabies vaccination
  • Caged birds, rabbits, hamsters
  • Reptiles kept in a cage: 1 cubic meter maximum cage size
  • Fishes in the aquarium: maximum 2 gallons of water

 

  • Will purchasing the unit grant the buyer lifetime ownership?

Yes, buyers will have perpetual ownership of the units. However, per Philippine Law, if the condo corporation determines that the building’s structure and value are unsound and decides to pursue redevelopment, a majority vote from homeowners is required. In the event of a sale, proceeds must be equally distributed among the homeowners.

  • How will the disposal of garbage be handled?

Homeowners will receive an orientation on garbage segregation and the schedule for garbage collection. Homeowners are expected to segregate their garbage and transport sealed bags directly to the designated garbage bins strategically placed outside each building.
